Why Do I Need A Broker to Represent Me?
As you may already know, or will soon discover, the search for property, whether to lease or purchase, can be very time consuming and difficult. Often purchasers or tenants who represent themselves spend countless hours searching for a property before finding one that they are comfortable with. Many times, purchasers and tenants only see a portion of the properties available as they may not have the resources and market knowledge that an experienced broker does. Other times, they see so many properties that they lose clarity in identifying the most important criteria for each property. Finally, a purchaser or tenant may become disenfranchised with the overwhelming process of acquiring a property, and eventually give up.

What services will a Tenant/Purchaser’s agent provide to me?
CornerStone Commercial Real Estate Services will first help the client identify the properties that will meet their current needs and projected growth, and the area best suited for the business within the client's budget. We then search for properties and tour any potential properties that meet as many of the client's criteria as possible.

What is the cost of hiring a Broker to represent me or my firm?
Most firms do not charge the tenant or purchaser a fee for representation. Typically, the Seller or Landlord pays all commissions or fees according to a schedule in the listing agreement with their broker.

Couldn’t I negotiate a better price if I am not represented by a Broker?
In most cases the commission that the Seller or Landlord pays their broker is a flat percentage of the sale price, and their broker either keeps the full commission or splits it with the Tenant/Purchaser’s agent.

Don’t most firms only show or steer clients to the properties they have listed?
Only showing you the properties available in any firms inventory would just touch on the available properties in the area. CornerStone Commercial Real Estate will present all properties on the market to our clients, regardless of the company that has it listed. We also make a concerted effort to investigate the availability of properties that may not be listed but still meet our client's needs.
